In Germany alone, construction defects cause financial losses amounting to tens of billions every year. The earlier defects in construction are identified, the easier and more cost-effective it is to rectify them. TÜV NORD’s building surveyors minimise the impact of defects through quality control carried out throughout all key stages of construction. 

Construction supervisors are on hand to act as your point of contact throughout the entire construction process or during specific phases. They check the work carried out by the contractors on site to ensure compliance with recognised technical standards, document any deviations and verify that the documentation is complete. They also assist building surveyors during the final inspection.

Many technical deviations arise during the early stages of construction and are no longer detectable later on. Their detrimental effects, however, are noticeable. Experience shows that rectifying such defects is particularly costly. With construction supervision provided by a recognised inspection body, construction faults are identified at an early stage and can be rectified cost-effectively.

Quality control carried out by a building surveyor throughout the construction process is suitable for anyone who is having a new building constructed or an existing building refurbished, and who is keen to ensure the project is carried out to a high standard.

Builders, property developers, site managers, contractors and architects gain greater certainty regarding quality, deadlines and costs. They benefit from improved build quality, greater safety and an experienced, impartial point of contact in the event of disputes.

First, you should provide the building surveyor with the relevant planning documents. You should then agree on the construction stages with them. It is best to involve the site manager in this consultation. Our building surveyors will then record any deviations during on-site visits at various stages of construction.

You should then agree on the dates with the surveyor in accordance with the construction stages agreed in the quotation. It is best to involve the construction manager from the building contractor in these appointments.

During the respective on-site visits, the entire building is inspected on a random basis, with the general progress of the works and any technical defects uncovered being documented. 

The on-site visit is recorded in the form of an inspection report and sent to the client by email. This report should then be forwarded to the relevant site manager at the contractor’s firm to arrange for the rectification of any construction errors or defects.

Upon final inspection of the building, the burden of proof is reversed and the warranty period begins. According to the BGB (German Civil Code), the warranty period is five years. If a defect in the building work is identified within this period, the responsible building contractor must rectify it. This is subject to the condition that the clients give timely notice of the defect and are able to provide evidence of it. As an experienced construction expert, our surveyor therefore examines the property very closely during the final inspection.

We recommend that you contact us in good time before the warranty period expires, so that we can identify any defects through an inspection before the warranty expires and you can give notice of them in good time. 

If the construction supervisors find that the work has not been carried out in the usual manner, they will determine whether this is due to construction defects or deviations from technical regulations or the design documents. They will then determine whether the building’s functionality is impaired or whether promised specifications have not been met. This is documented accordingly in the inspection reports.

In the event of damage, we also offer you further support from building surveyors. They will assist you in identifying the cause of the damage – for example, in cases of damp or mould damage – and, if requested, will draw up proposals for remediation.
